AGAVES LANDSCAPE IN MORGAN’S POINT RESORT, TX

Morgan’s Point Resort is a small lake city of about 4,600 people (2020 census) on the eastern shore of Belton Lake, bordered by Temple to the south. It was developed on land owned by the James E. Morgan family and incorporated in 1970, and today it mixes lakefront, lake-access, and inland lots on wooded streets.

The ground

The city sits on wooded ground with limestone bluffs above the lake, so many lots are sloped and rocky, and some carry federal flowage easements near the shoreline.

Homes and lots

Older homes in the original Morgan’s Point sections, newer HOA neighborhoods such as Rancho Del Lago, Sobrante Ridge, Holly Oaks Landing, and Cliffs at Lake Belton, and a mix of lakefront and off-water lots, with no citywide HOA.

Good to know

The U.S. Army Corps of Engineers owns the land around Belton Lake out to marked boundary lines and private docks are not allowed, so work stays on the private side of the line; the city issues minor project permits for things like fences, and some neighborhoods have their own HOA rules.
