MCLENNAN COUNTY

AGAVES LANDSCAPE IN WACO, TX

Waco is the McLennan County seat, a city of about 138,500 people (2020 census) on the Brazos River and I-35, home to Baylor University, with Lake Waco on its western edge. Its neighborhoods range from historic districts like Castle Heights to newer growth in Hewitt, Woodway, China Spring, and the I-35 corridor south toward Robinson and Lorena.

About 35 miles north of our Temple base on I-35, roughly 40 minutes, a longer drive than most of our service area.

The ground

East and south of Waco the soil is heavy Houston Black clay with severe shrink-swell, while to the west toward Lake Waco and Woodway the ground carries more limestone and chalk close to the surface.

Homes and lots

Older homes on tree-lined streets in neighborhoods like Castle Heights and Sanger Heights, family subdivisions in Hewitt and Woodway, and larger lots and acreage around China Spring.

Good to know

Waco and each suburb (Hewitt, Woodway, Robinson, Lorena) issue their own permits, many newer subdivisions have HOAs, and because it is about 40 minutes from Temple, visits and work days are planned around the drive.

SERVICES IN WACO

Everything we do in Waco.

LANDSCAPE DESIGN & BUILD

Waco yards range from mature, shaded lots in historic neighborhoods to open new-build lots in Hewitt and China Spring, and the plan changes with each.

CONCRETE & HARDSCAPE

On the Houston Black clay east and south of Waco, slabs need careful base prep and drainage, while toward Woodway shallow chalk and limestone affect excavation.

IRRIGATION

Heavy Waco-area clay takes water slowly, so sprinklers should run in shorter cycles, while rockier lots toward Lake Waco dry out faster and need different zoning.

OUTDOOR LIVING

Larger lots in Woodway and China Spring have room for full outdoor kitchens, while historic-neighborhood lots usually call for compact layouts around existing trees.

OUTDOOR STRUCTURES

Pergolas and patio covers in Waco and its suburbs go through each city’s own permit office, and footings on clay need to account for seasonal movement.

TURF, FENCES & COURTS

Fence posts in Waco-area clay need proper depth to stay plumb as the ground swells and shrinks, and HOA subdivisions often set fence height and style.
